SPACEMAKER HIA AWARDS RUNNER-UP

February 20, 2013

Spacemaker is proud to have been announced “runners up” in the recent HIA CSR Victorian Housing Awards.

Victorian era home extension

The project entered by Spacemaker was the historic Victorian era extension featured on our website. This home was originally built around 1896.

The clients have three children and Spacemaker’s brief was to provide the family with sophisticated living conditions to take the children through their teenage years, into their early 20’s.

A heritage overlay on the property presented challenges by placing restrictions on the design. This included a requirement that any new additions to the building were not to be visible from the street.

Spacemaker’s design solution included creating a self-contained wing upstairs for the children, with a living area as well as a separate bedroom, walk in robe and en suite bathroom for each child.

The ground floor addition comprises a renovated kitchen, a family living area opening onto an alfresco dining space and a family meals area with views over the tennis court and in-ground pool. A library, laundry and downstairs powder room complete the project.

During construction, Spacemaker took great care to match details and source materials that would ensure the addition would blend with the stunning Victorian architecture of this extraordinary, historic home.

Existing mouldings, coved eave details and gable vents were meticulously replicated, the brick sub-floor vents were sourced from a reproduction supplier, slate from the existing roof was re-used and bricks removed during demolition were incorporated to help tie in the new features with the original part of the house.

The new interiors are light and bright, creating an open feeling between the kitchen and the living area. Upstairs, the western windows give a stunning view of the city skyline.

This design meets the client’s brief by zoning the home to create family spaces, formal spaces, a parent’s area, a guest area and the children’s wing upstairs, while still maintaining a design that has a sense of flow.

The result is an addition which combines both modern and traditional materials to create an imposing but welcoming and comfortable family space.
